1. Bidders must accept our terms and conditions prior to placing bids with Karen's Dollhouse Shop. This is an online auction. Bidding will be online only. No phone bids can be accepted. All items are sold as is. Karen's Dollhouse Shop provides the photos for information available and holds no guarantee of any kind with relation to condition, value, of any kind and with respect to size. All measurements are approximate with some having a ruler to determine its size. If there are any imperfections with the items listed, note that the items in the sale are pre-owned and may not be perfect. We cannot be responsible for the condition of the item when it's clearly sold in its "as is" conditon.
2. The catalog listings are meant as a descriptive guide only. Measurements are approximate. There are several thousand photographs to show the items. Karen's Dollhouse Shop encourages all potential bidders to preview our items online, and we hold several days of previews before each auction.
2a. Karen's Dollhouse Shop will do the best to answer any questions, but it is very difficult to answer questions during the day of the auction.

For this auction, ALL lots in the auction will be wrapped by Karen's Dollhouse Shop. We will be using bubble wrap, tiny baggies, tissue paper and boxes to carefullly wrap all the miniatures, dolls and furniture. We know how special and delicate miniatures are. We will then ship via USPS or UPS. You may come to the shop to pick your auction items up in person.
2b..Shipping costs from USPS and UPS will be added to your invoice.

3. Your bid is your contract to buy. All sales are final. There will be No Refunds, No Returns. No exceptions. Karen's Dollhouse Shop is not responsible for internet bidding errors. The highest bidder is the buyer. Karen's Dollhouse Shop has the right to pass a lot if the reserve price is not met or at fair market value. Please check and question any item carefully prior to bidding. Once an item has been purchased it is the responsibility of the buyer. Karen's Dollhouse Shop is not responsible for lost or stolen items.
4. In the event of a dispute between bidders, the auctioneer has the final discretion to determine the successful bidder or to re-offer the lot in dispute. If any dispute arises after a sale, the Karen's Dollhouse Shop sale record shall be conclusive. All disputes will be settled at the discretion of the auctioneer. Karen's Dollhouse Shop has the final decision. Karen's Dollhouse Shop reserves the right to withdraw, combine, or divide any lot at its sole discretion prior to and after the commencement of bidding.
5. All lots are sold to the highest bidder. The auctioneer has the right to not accept any bid! Bidding may be reopened at the auctioneer's discretion. The auctioneer reserves the right to withdraw any item and to re-offer the item at any other time. The auctioneer may execute bids on behalf of absentee bidders and on behalf of consignors up to a reserve price. Auctioneer reserves the right to reject any bids that are not of fair market value or not in the best interest to the consigner.

This auction will be held on Invaluable.com. There are no bids in person, or via the telephone, the auction is online only.

If a person does not pay for the auciton, they will no longer to be able to participate and bid on any other auctions and will be reported and have strikes against them.

6. Payment: All items purchases must be paid within 48 hours of the Invoice being issued. We accept PayPal, Checks, Money Orders and Credit Cards.

9. Shipping. Bidders have the option to pick up their winning lot in person at Karen's Dollhouse Shop, 14 Main Street, Clinton, NJ 08809, but must notify us within 3 days of the auction on (908)766-3777.
All lots not picked up will be shipped via UPS or USPS. No lots will be sent without prior payment.
Insurance is the responsibility of the purchaser, and insurance will be purchased with the shipping label, and included in the shipping fee. Karen's Dollhouse Shop will not assume liability for items damaged or lost in transit. All lots will be hand packaged by Karen's Dollhouse Shop.
All shipments will be insured through the carrier (USPS or UPS). The cost of insurance will be included in the invoice.

10. Buyers Premium for auction 20%. Sales tax, shipping and handling fee, and insurance fee are not included in the bidding increment. The final bill will include these items.

11. All New Jersey residents will be charged 6.625% Sales Tax

12. No phone calls will be answered during the auction. Once the auction begins, you may contact us though Invaluable's email system. We will do our best to answer them during the auction, but cannot guarantee answers quickly or even get to the questions during the auction. Please note it is very difficult during the auction to answer questions, and much easier to ask a question before the auction begins..
13. Any questions or concerns about your purchase must be contacted within three business days of your receiving your items. Again, shipping and insurance is the responsibility of the purchaser.
14. After reading all terms and conditions, all bidders must accept our terms and conditions in order to bid. Please do not bid if you are not willing to pay. Your bid is your contract to buy.
